Buyer Broker Program
RealtyTrust Auctioneers Buyer Broker Program, brokers are able to earn substantial commissions by representing buyers at auction. A commission will be paid to any properly licensed buyer’s broker who registers a successful buyer according to the Broker Participation Guidelines. The compensation of licensed real estate brokers is based on the amount of the written opening bid they secure from their potential buyer. Broker registration forms are available from the Auction Information Center and must be completed and returned no later than 24 hours prior to the auction.
Should their client be the successful purchaser, they will be paid a percentage of the written opening bid amount submitted 24 hours before the auction, and a percentage of the difference between their clients’ opening bid and the final high bid price. Thus, the broker can earn maximum commission only through the submission of a high opening bid. The higher an opening bid, the more commission the broker can earn. In order for a commission to be paid, the client must close on the property(s) and must pay the total contract price for the property(s).
This program has produced excellent opening offers for our sales and has also aided us in conveying many properties before the auction for outstanding prices. More than 75% of our events included broker participation. RealtyTrust Auctioneers Buyer Broker Form This form MUST be completed in its entirety; received and approved by RealtyTrust Auctioneers, LLC at least twenty-four hours prior to the auction. Terms: RealtyTrust Auctioneers, LLC hereby agree to pay to the licensed registering Real Estate Firm on the following terms and conditions; a Buyer’s Broker Referral Fee of two percent (2%) of the written opening bid submitted at least twenty-four hours prior to the auction, and one percent (1%) of the difference between the clients’ written opening bid and the final high bid price. In order for a referral fee to be paid, the client must close on the property(s) and must pay total contracted price. The Real Estate Agent understands that to qualify for this referral fee, this registration form must be fully completed and received by RealtyTrust Auctioneers, LLC at least twenty-four (24) prior to the auction and that the Real Estate Agent must attend the auction event with the client. The bidder client must also sign-in and complete a Bidder Registration Card on the day of the auction. There will be no exceptions to these terms and conditions, and NO ORAL REGISTRATIONS will be accepted. The referring agent must have an active real estate license in good standing with the Tennessee Real Estate Commission.
